Skyliner is one of the most technologically advanced and environmentally friendly office buildings in Warsaw, designed in accordance with the principle of sustainable development.

The building has been awarded a BREEAM Excellent certificate, confirming the highest standards in terms of energy efficiency, user comfort and environmental care. Skyliner features numerous eco-friendly solutions, from a regenerative lift system, intelligent lighting and green roofs to water recovery and reuse systems. Particular attention has also been paid to sustainable transport.

“Our goal was to create a space that responds to current challenges related to environmental protection and the need to reduce CO2 emissions. Skyliner I and II are facilities that have been designed and built with high environmental standards in mind, supporting not only our goals but also those of our tenants, especially in the context of ESG reporting and decarbonisation in the broadest sense” – says Michał Orłowski, Head of Leasing & Asset Management at Karimpol Polska.

ESG issues have been a key element of the complex’s concept from the outset. Skyliner I was designed and built to ensure high environmental efficiency, low energy consumption and a user-friendly working environment. In the second phase of the project – Skyliner II – the bar was raised even higher. Thanks to the investor’s cooperation with APA Wojciechowski Architekci and JWA, acting as an assessor in the certification process, the building obtained BREEAM New Construction at the Outstanding level with a score of 91.9%.

During construction, carried out by the general contractor Warbud S.A., solutions are being used to minimise the impact of the investment on the environment and the surrounding area. Skyliner II, like the first tower, will be powered by renewable energy sources, meet the highest environmental standards and ensure comfort for various user groups. Thanks to the technologies used, the entire complex will be an example of modern, timeless architecture in the spirit of ESG.

The construction of the second phase of the Skyliner office complex, owned by the Karimpol Group, has reached the halfway point. At a height of 65 metres, the walls of the 15th floor are currently being built, which means that the structure has reached half of its target height. Each subsequent level of the building is constructed in five days. All construction work is scheduled to be completed by the end of Q4 2026.

It is already possible to imagine the future interiors of the building’s entrance. The lobby features eight-metre-high exposed concrete walls and monumental columns, which will give the space a representative character. The architectural dominant of this part of the building will be a 16-metre-high pillar protruding in front of the main entrance, which supports the office floors. In subsequent stages of work, the main hall will be connected to the lobby of the first tower not only at ground level, but also at the mezzanine level, creating a spacious, two-level space with retail and service premises with a total area of 4,500 sq m. The podium will be open to the public and will provide a convenient and quick passage between the Warszawa Główna railway station and Rondo Daszyńskiego, creating a natural pedestrian transport hub in the heart of the city.

„We are delighted that the construction of Skyliner II is progressing very smoothly. It is becoming increasingly clear how unique the podium connecting the two buildings will be. This solution will give the entire complex a coherent character and will become a new recognisable landmark on the map of Warsaw. It will also create an attractive, two-level common area, which will be the heart of Skyliner and a friendly place, open to tenants, visitors to the building, but also to local residents,” said Szymon Zduńczyk, member of the management board at Karimpol Polska.

The core of the tower is being built using the ACS system – self-climbing formwork. The edges of the ceilings are secured with RCS system covers during reinforced concrete work, which rise upwards together with the reinforced concrete. Such covers are necessary for the safe execution of reinforcement and carpentry work at such heights.

The glass façade of Skyliner II is already visible in the lower part of the tower, assembled from prefabricated aluminium and glass elements using a mini crane. Currently, the installation of the façade of is taking place on the fifth floor. At the same time, finishing and installation works are already underway  in the basement and on the first eight floors above ground.  

– Work is progressing smoothly, we are maintaining a steady pace of office floor construction, with each floor being completed in five days, as planned. At the top, we have six unusual floors ahead of us – five technical floors and one event and restaurant floor. Due to the changing geometry of the building and the varying heights of the floors, they will be much more challenging from an engineering point of view – Piotr Pikuła, Skyliner II Contract Director at WARBUD S.A.

– One of the key advantages of skyscrapers is their spectacular views, which is why in Skyliner II, as in the first phase, we wanted the corners of the building to be as open as possible. We used the so-called „bicycle chain” method – the structural columns were slightly moved, which freed up the corner spaces. As a result, the interiors gained more light and a panoramic character, and from a distance, the building appears light and almost floating in the air – Michał Sadowski, vice-president, co-owner and architect-partner at APA Wojciechowski Architekci.

The second tower of the Skyliner complex will be 130 metres high and have 28 floors, offering a total of 24,000 sq m of leasable space. Of this, approximately 23,000 sq m will be allocated to modern offices and nearly 1,000 sq m to retail and service premises on the ground floor of the building. The standard office floor area will be approximately 1,100 sq m. The top floors will feature garden terraces with a total area of nearly 900 sq m, connected by external stairs and served by an additional lift. In total, the building will have 10 lifts – 7 main lifts, 2 leading to the car park and 1 fire lift. Skyliner II will be connected with the first tower by a common podium with an area of 4,500 sq m, which will house retail and service functions available to both tenants and local residents. Users will also have access to a five-storey underground car park with 217 parking spaces and 100 bicycle stands. Skyliner II has been awarded a BREEAM Outstanding certificate, and Karimpol – as in the case of the first stage – plans to power the building from renewable energy sources.

The architectural design of Skyliner II was created by APA Wojciechowski Architekci, the general contractor is WARBUD S.A., and project management on behalf of the investor is supervised by Hill International. The CBRE Poland team is responsible for the commercialisation of the second tower.

The development company Karimpol International is building Vydrovka Office Center in Pobřežní Street in Prague 8 Karlín. Upon its completion scheduled for the end of 2027 the project is going to offer 6,623 sqm of GLA in total. The development designed by Pata & Frydecký Architects will meet the demanding criteria of BREEAM Excellent environmental certification, EU taxonomy and international ESG concepts.

The new office building Vydrovka Office Center is being developed by Karimpol International in Pobřežní street in Prague Karlín, opposite the Hilton hotel. Project name refers to the first half of the 20th century when important retail company Vydra & Bohuslav used to have its factory and a warehouse here. The delapidated building is being replaced by a new project that fits into current Pobřežní street and will meet the demanding criteria of sustainable property development.  

„The eight-storey Vydrovka Office Center is to offer 6,623 sqm of gross leasable area in total. There are 428 sqm planned for retail units on the ground floor, the remaining 6,195 sqm will be premium offices. The tenants wil definitely appreciate 450 sqm of outdoor terraces designed on four storeys. The largest 268-sqm rooftop one will provide beautiful views of Karlín, the Old Town and Prague Castle. The project will be completed by the end of 2027 and its interiors will be ready for tenants as of 1st January 2028,” says Andreas Prokes, Partner of Karimpol International.

Vydrovka Office Center is located in the sought-after business district of Prague Karlín. There are the Hilton hotel and the IBC Center, Prague’s first ever modern office building, in its vicinity. The project has got excellent transport accessibility both by public transport (metro and trams, Florenc station) and by car. Vydrovka has got 96 underground parking spaces including charging stations for electric cars and facilities for cyclists.

The construction work on the Skyliner II office building at Warsaw’s Daszyńskiego Roundabout is moving to the next stage. After twelve months of focused efforts, WARBUD S.A. is completing underground work. Construction of the podium has started, which will connect the two towers of the Karimpol Group.

The five-storey underground part of Skyliner II has been built using the top-down construction method with diaphragm walls reaching 33 metres deep into the ground. Work on the underground structure took one year. During this period, 59 reinforced concrete barrettes were constructed at a depth of 38 metres, as well as 42 temporary steel columns to support three bracing slabs, which are currently being dismantled. After completion of the concrete foundation slab, which is up to 5 metres thick, the ceilings of the underground storeys have been installed. Work has now moved to level zero.

“The five completed underground levels will offer parking spaces for more than 200 cars and hundreds of bicycles, as well as technical rooms necessary for the operation of the hydrant and sprinkler system, including water tanks. We are now focusing on the construction of the three-storey podium. We have completed the first 8-metre high walls of the main hall and the first reinforced concrete columns. These elements are made of exposed concrete, just as at Skyliner I. This is a key stage, extremely demanding technically and logistically. The work is complicated by the fact that the building covers almost the entire plot. The volume of materials is enormous, including nearly 3,500 tonnes of steel and 25,000 m3 of concrete across the building,” said Piotr Pikuła, Contract Director at WARBUD S.A.

To make optimum use of the challenging site conditions, the general contractor is moving the location of the tower crane, which will now stand on the ceiling of the completed basement of Skyliner II and will remain there until the end of construction.

The common podium will connect the two skyscrapers and provide a space of nearly 4,500 sq. m for retail and service functions. The space will be accessible for tenants and local residents.

“Skyliner I and Skyliner II are in fact one office complex, which is why we wanted the two buildings to be consistent and connected, as enabled by the design studio APA Wojciechowski Architekci. In the second phase of the project, the podium will become a fully glazed entrance foyer with an open illuminated two-storey lobby and mezzanine. As in the first phase, a representative staircase will lead to the podium, which itself will be full of lush natural vegetation. Furthermore, a transition walkway will connect the inside and the outside of the building. The landscaped area around the complex will be filled with new trees and plants and will be connected to the surrounding office and residential projects,” said Szymon Zduńczyk, Management Board Member at Karimpol Polska.

The construction of the Skyliner II podium and standard-plan storeys has been fine-tuned in every detail, as has the installation of the glass façade. The latter will be put in place using the technology of ready-made segments produced by Widok, a task for which engineers are preparing with great dedication. The installation of the self-climbing formwork system will begin in about two months. The general contractor has opted for a five-segment system, which will enable the walls of the core to be completed efficiently. As a result, each standard-plan storey will be built within five working days. The first façade elements are expected to be in place before the summer holidays.

The skyscraper will offer 24,000 sq. m of leasable space. Most of the space (23,000 sq. m) will be used for offices. The top floors of the building will feature terrace gardens with a total area of nearly 900 sq. m. Skyliner II has been BREEAM certified as Outstanding. Just like in the first phase, Karimpol plans to power the building with renewable energy sources.

The architectural design of Skyliner II has been created by the design studio APA Wojciechowski Architekci. Hill International is the project manager. The CBRE Poland team are responsible for the commercialisation of the second tower. Construction is scheduled to be completed by the end of 2026.
