A traditional topping-out ceremony has taken place at the Skyliner II construction site, symbolising the achievement of the building’s target height and the completion of one of the most important stages of the project. The second tower of the complex, developed by Karimpol Polska with WARBUD SA as the main contractor, has reached a height of 130 metres. The project is now entering its final phase, which includes the completion of the façade, technical installations and interior finishes, and the building is becoming an increasingly prominent feature of the capital’s skyline.

Skyliner II, under construction at Rondo Daszyńskiego in Warsaw, will offer approximately 24,000 sq m of lettable space, including around 23,000 sq m of modern office space and nearly 1,000 sq m of retail and service space. Construction is scheduled for completion in the fourth quarter of this year, with the first tenants moving in as early as the first quarter of 2027.

“Reaching the target height of Skyliner II is one of the most important moments in the realisation of any high-rise development. It is the moment when the project ceases to be a plan on paper and becomes a tangible part of the urban landscape. Today, Skyliner II is already a distinct feature of Warsaw’s skyline and contributes to the dynamically developing business centre around Rondo Daszyńskiego. For us, this moment is of particular significance also because the second tower is a natural continuation of the success of Skyliner I. From the outset, we have taken a long-term view of this project. Our aim was to create a cohesive, modern complex that responds to the changing needs of the market and the expectations of tenants. Skyliner I and Skyliner II are now the largest investment in the history of the Karimpol Group, which is why we are watching with great satisfaction as this vision becomes a reality,” says Wojciech Karczmarczyk, director of projects at Karimpol Polska.

One floor in five days

Since the start of the project, approximately 26,000 m³ of concrete mix and 3,100 tonnes of steel have been incorporated into the building’s structure. The pace of work on the above-ground section was impressive: 20 identical storeys were completed in just under 22 weeks, which equates to an average of five working days per storey.

“Reaching the target height of the structure is the result of the work of hundreds of people involved in this project. A particular challenge was maintaining a very high pace of construction whilst upholding the highest standards of quality and safety. We completed twenty repetitive storeys in just under 22 weeks, despite the need to re-anchor the tower cranes twice and periodic restrictions due to wind conditions. This result best demonstrates the commitment and experience of the entire project team. Ahead of us lies the finalisation of the façade installation, the completion of installation works and intensive finishing works on the subsequent storeys. At the same time, we are preparing to dismantle the tower cranes and the project’s gradual transition into its final phase,” says Piotr Pikuła, Skyliner II contract director at WARBUD SA.

Getting closer to the finish line

With the completion of the structural work, the construction project has moved into its next phase. The segmented glass façade has been installed up to the 22nd floor, and work is currently underway on the subsequent storeys. Installation is also underway on the steel structure above the green terraces and the gable element – the so-called ‘lantern’ crowning the building – which are distinctive architectural features of the building. Finishing works are also well advanced. On the office floors, most of the bricklaying work, the installation of drywall partitions and the laying of floors have already been completed. Tiling work is underway, as is the installation of bathroom fittings, mineral ceilings, doors and raised floors. The first finishing touches are appearing in the lift lobbies, and the installation of a decorative slatted ceiling, along with the associated services, is underway in the main lobby. Installation work is also progressing throughout the building. The installation of sanitary services has been completed in the shafts across the entire height of the building, and the distribution of sanitary, electrical and telecommunications services has already been carried out up to the 22nd floor. Eight of the ten planned lifts have been installed in the building, three of which are already in use for construction purposes. In the underground levels, the installation of resin floors has been completed, along with signage and traffic management on selected garage levels. The next visible stage of the project will be the dismantling of the first tower crane, scheduled for mid-July.

In parallel with construction progress, the commercialisation of the development is underway. To date, lease agreements have been signed by, among others, Mindspace (4,500 sq m), Squarepoint Capital (2,200 sq m) and Volkswagen Financial Services (5,500 sq m). Thanks to the latest transaction, the occupancy rate at Skyliner II has reached 50 per cent.

Skyliner II is the Karimpol Group’s tenth office building in Warsaw. It is being developed in accordance the highest standards of sustainable development. The development has been awarded a BREEAM New Construction certificate at the Outstanding level and will be powered entirely by renewable energy. On the western side of the building, in its upper sections, four-level terraces designed by RS Landscape Architecture are being constructed. Convenient access will be provided by 10 lifts. Building users will be able to use a five-level underground car park with 217 parking spaces and 100 bicycle spaces.

The architectural design of the entire complex is the responsibility of APA Wojciechowski Architekci, WARBUD SA is the main contractor for the project, and Hill International is providing project management. CBRE is responsible for the commercialisation of the building.
